Lynnwood’s single-family home market remained active over the last seven days: 20 new listings came on the market, 21 homes went Pending, 14 sold, and 28 sellers reduced their asking prices. For buyers and sellers, those price reductions are the number I’m watching most closely.
This update focuses on single-family detached residential homes in Lynnwood, Washington.

What Do the Lynnwood Market Numbers Mean?
Here’s one way I look at this week’s activity: new Active listings, First Look listings, homes back on the market, expired listings, and cancelled listings add up to 41 listing-status events. Meanwhile, 35 homes went Pending or sold.
There were also 28 price reductions. Counting those gives us 69 listing and pricing events alongside 35 Pending and sold events—nearly two to one.
That comparison shows how much activity and adjustment sellers are dealing with, but it is not a count of available homes. Expired and cancelled listings have left the market, and a home with a price reduction may also appear in another category.
The takeaway is simpler: homes are selling in Lynnwood, but sellers cannot assume buyers will accept their first asking price.
What Should Lynnwood Home Sellers Do?
Selling right now can be tough. Buyers can compare a new listing with other available homes, including those that have already reduced their prices. With 28 price reductions in one week, pricing your home against today’s competition matters more than relying only on what a neighbor sold for months ago.
Mortgage rates also affect affordability. Freddie Mac reported a 6.95% national average for a 30-year fixed mortgage on September 17, 2026, up from 6.76% the previous week. That recent increase can put pressure on buyers’ monthly budgets; it does not, by itself, establish that Lynnwood sale prices are falling.
If you’re thinking about selling, I’d look closely at competing listings, recent Pending activity, your home’s condition, and the price range buyers are responding to right now.
