Kirkland Housing Market Update: More Choices for Detached-Home Buyers

Man, how time flies! Here we are, looking October in the face. If a detached single-family home in Kirkland has been on your radar, this week’s market activity deserves your attention.

Over the last seven days, 52 Kirkland homes received new active listings and 12 appeared as First Look listings. That’s 64 homes entering those two listing categories, compared with 27 homes that went pending and 22 that closed. Sellers also made 37 listing price reductions.

What do these Kirkland housing numbers mean for buyers?

The clearest signal is choice. New active and First Look listings totaled 64 this week, while 37 sellers reduced their asking prices. Another 20 listings were cancelled and five expired. Together, those figures suggest that sellers need to pay close attention to pricing and presentation.

You’ve also got to look at each home individually. A price cut does not automatically mean a home is below market value, and a cancelled listing is not necessarily a distressed seller. Recent comparable sales, condition, location, and time on market will tell you far more about where you may have negotiating room.

Demand has not disappeared, either: 27 detached Kirkland homes went pending during the same seven-day period. A well-priced home can still attract buyers.

Inventory and sale prices: The broader picture

Based on the monthly figures I’m tracking, Kirkland has more than four months of detached-home inventory. Months of inventory estimates how long the current supply would take to sell at the prevailing sales pace. That gives buyers more time to compare options than they would have in a tighter market, though negotiating power varies by neighborhood and price range.

Last month, closed Kirkland homes averaged about 95% of their original list price, according to my market data. That figure covers homes that sold. It does not account for listings that expired, were cancelled, or never reached closing. It’s a useful reference point, but it is not a promise of a 5% discount on any particular home.

How do interest rates affect Kirkland buyers?

Borrowing costs remain a major part of the decision. On September 16, the Federal Reserve raised its federal funds target range by a quarter percentage point to 3.75%–4.00%, citing elevated inflation. The Treasury’s 10-year yield was 5.11% on September 23. Treasury yields can influence mortgage pricing, although a 10-year Treasury yield is not itself a mortgage rate.

For buyers, the practical step is to price out the whole purchase: the likely offer, financing, taxes, insurance, and any immediate repairs. A favorable purchase price matters most when the monthly payment and upkeep also fit your plans.

Is now a good time to buy a house in Kirkland?

If you’re financially ready, the increase in listings and number of price reductions give you a reason to take a closer look. Some sellers may be open to a thoughtful offer or terms that solve a problem for them. Others will be firm, especially when their home is priced well.
