Lake Stevens buyers had more homes to choose from in September than a year earlier, while the median sale price was nearly unchanged from August. For sellers, that means buyers have more alternatives to compare. The median was lower than last September, but that does not tell us what every home is worth. Here’s how to put the latest numbers to work for your next move.

What this means for your next move

Buying? Compare the homes available in your price range, including their condition, location and recent nearby sales. More choice gives you room to weigh your options, but it does not guarantee a discount on every home.

Selling? Look at your home through a buyer’s eyes. Price it against nearby alternatives, prepare it well and listen to showing feedback. A citywide median is useful context, not an appraisal of your property.

A snapshot of this week’s activity

The latest snapshot records more pending events and fewer price reductions than the October 12 report. Buyers can use this as a prompt to revisit current options; sellers should watch competing listings and showing feedback. The reporting windows overlap, so this is a comparison with the previous published report, not a week-over-week trend. Events can involve the same homes.[2]

The bigger picture: September 2026

Inventory was higher than a year earlier, while the median price was lower. Compared with August, prices were nearly flat and fewer homes closed. That mixed picture is a reason to focus on the homes you are actually considering, rather than assume the whole market is moving in one direction.

The longer price history below puts the latest month in context. Monthly figures cover the broader Residential market; the weekly activity uses a detached-home proxy.

Sources and scope

Weekly source: NWMLS Matrix Market Watch, "7 Day," observed October 18, 2026 at 18:31:58 PDT. The Active results showed a lower bound of 10/11/2026+. The exact cutoff time and source-query timezone were not displayed; other event-specific query boundaries were not individually inspected. This is a rolling view through retrieval, not a verified exact 168-hour interval or a completed October 11-17 calendar week.

Weekly filters: Washington, Snohomish County, MLS City field Lake Stevens; Residential; style codes 10-18, 25 and 26; Building Information excluding Attached/Zero Lot Line; status excluding Incomplete; all prices; no map selected. This is an MLS-coded detached-home proxy, not physical verification or an independently mapped municipal boundary. Events may overlap and should not be added into unique-home inventory or net changes. "Active" is the Market Watch event label, not total active inventory.

Monthly source: NWMLS InfoSparks, Lake Stevens city area, Residential, Monthly, September 2026; all other filters unrestricted. Monthly collection occurred October 18, 2026, approximately 22:46-22:48 PDT. This broader Residential series is not detached-only and is not directly comparable to the weekly event counts. YoY is the displayed source comparison with September 2025; MoM is calculated from the displayed August and September values and rounded to one decimal. Days on market is the median; supply uses the Closed measure. Statistics may be revised by the source.

[1] First Look Listings links to Redfin, which labels this broader search Coming Soon / Early Access. Results may include other statuses, property types and nearby areas and are not an exact match to NWMLS First Look counts. Not every result is a First Look listing. The Active link is a live Residential city search for homes with seven or fewer days on market; it does not reproduce the dated activity counts and is not independently verified as detached-only or as an exact municipal boundary.

[2] Previous-report comparison, not true week-over-week: the October 12 published update reports a query lower bound of October 5 through retrieval October 12, 2026 at 17:13:08 UTC. The October 18 snapshot was observed October 19 at 01:31:58 UTC (October 18 at 18:31:58 PDT); its inspected Active query starts October 11. These windows overlap. The exact current cutoff, start/end boundaries for every status event and source query timezones remain unverified. Both reports state Lake Stevens MLS City, Snohomish County, Residential styles 10-18, 25 and 26, excluding Attached/Zero Lot Line, all prices and no map boundary. The current Active label and prior New Listing label have not been verified equivalent, so their counts are shown under their original names and no change is calculated. Other changes compare the recorded event counts in the current snapshot and prior published report, not independent calendar weeks. Percentage change is (current - prior) / prior × 100, rounded to one decimal. Prior zero with positive current is N/A (new activity); both zero would be shown as 0% by convention. Event categories can overlap and do not represent unique homes or total inventory.
