This report covers seven-day listing activity. Monthly year-over-year and month-over-month comparisons are not included.
Bellevue’s latest detached-home snapshot shows fresh choices for buyers and continued movement into contract. NWMLS recorded 37 newly active listings, 31 pending events and 19 price reductions in its seven-day view. For sellers, a strong launch still matters; for buyers, the useful question is how a home compares with the alternatives in the same price range.
Seven-Day Bellevue Detached-Home Activity
This snapshot uses NWMLS’s 7 Day Market Watch setting for detached single-family homes in the exact MLS city field “Bellevue,” King County, with no price or neighborhood restriction. Attached and zero-lot-line homes are excluded. The MLS city field may differ from municipal boundaries.
The source query begins October 9, 2026 (“10/9/2026+”) and runs through collection on October 16. The exact cutoff time is not displayed by the source.

Reading The Activity
The 37 newly active results and 31 pending events reflect activity during the source’s seven-day view, not a balance sheet of available homes. A property can appear in more than one category. The 19 reductions give buyers a reason to revisit earlier contenders, but a price cut alone does not establish a bargain or prove that prices across Bellevue are falling.
First Look records are an early view of listings in the MLS. A public listing page may not be available yet. Sold events reflect completed transactions recorded in this activity view; they are not a monthly sales-price or days-on-market measure.

What This Means For Buyers
Compare Bellevue homes within the same neighborhood and price range rather than treating the citywide figures as one uniform market. Revisit suitable homes with price adjustments, and check how their condition and features compare with newly listed alternatives. Be prepared to act when the right fit appears, while keeping your inspection and financing needs clear.
What This Means For Sellers
Review the homes a buyer would compare directly with yours. The 19 reduction events are a reminder to test your asking price against current alternatives and recent comparable sales. Strong preparation and presentation help, but the launch price and your response to feedback still need to fit the individual property.
