October is almost here, and buyers watching Snohomish County's detached single family home market have plenty to consider. New listings are arriving, price reductions are common, and homes are still going under contract.
The figures below come from the Market Watch widget supplied to members of the local Northwest Multiple Listing Service (NWMLS). They cover the last seven days in the supplied snapshot. An exact start and end date was not provided.

The number that jumps out to me is 318 price reductions. Sellers are responding to the market, and buyers may find more room to negotiate on homes that have been sitting or need work. At the same time, 193 homes went pending and 176 closed. Buyers are still making moves when a home fits their needs and budget.
These Market Watch categories record different events, and a property can appear in more than one category. Adding them together would not give us a count of unique homes or a reliable percentage that sold. This snapshot suggests more choice and pricing pressure, but it does not, on its own, establish that the entire county is a buyer's market.
Mortgage rates and the cost of buying
Mortgage News Daily reported a 7.43% rate for its 30-year fixed mortgage index on September 25, 2026. Its daily index is a market benchmark, not a rate guaranteed to an individual borrower.
