The way homes are marketed in Washington just changed — and if you’re thinking about buying or selling a home in the greater Seattle or Puget Sound real estate market, NWMLS First Look is something you should understand.

Effective September 4, 2026, the Northwest Multiple Listing Service (NWMLS) introduced a new listing option called First Look.

In simple terms, First Look gives Washington home sellers and their brokers more flexibility to market a property during the period leading up to a traditional Active listing — while still making the property available through NWMLS to its entire brokerage community.

That may sound like a relatively small technical change. Jeremy believes it is anything but small.

What Is a “Coming Soon” Real Estate Listing?

In many parts of the United States, Multiple Listing Services have long offered some form of “Coming Soon” status. The exact rules vary from MLS to MLS, but the basic concept is pre-market or pre-launch marketing.

Instead of immediately launching a property as a traditional Active listing with full distribution across consumer real estate websites, sellers may have a period in which they can generate awareness, prepare the property, collect market feedback and build anticipation before the full-market launch.

Historically, Northwest MLS has taken a strong position in favor of broad listing exposure and marketplace transparency. The debate became particularly significant as brokerages around the country experimented with private, exclusive and phased-marketing strategies.

The Compass vs. NWMLS Dispute

The issue eventually became part of a major dispute between Compass and Northwest MLS. Compass advocated for phased marketing strategies that would give sellers greater control over how and when their properties were marketed. NWMLS, meanwhile, argued strongly for an open marketplace in which available properties are broadly accessible to brokers and consumers.

The disagreement eventually resulted in litigation. In August 2026, Compass and NWMLS announced a settlement, and NWMLS simultaneously announced its new First Look listing option. First Look became available September 4, 2026.

How Does NWMLS First Look Work?

A property placed in First Look must still be submitted to Northwest MLS and made accessible to all NWMLS member brokers. That distinction is extremely important.

First Look does not create a private inventory available only to one brokerage. Instead, NWMLS says the listing remains accessible throughout its brokerage community while giving the seller additional choices about how the property is publicly marketed.

A First Look period can last for up to 21 days while the seller prepares for an Active launch. Depending on the seller’s strategy, the seller can also choose whether to allow showings during First Look or wait until the property becomes Active.

The seller can also determine whether the First Look listing is distributed to thousands of public-facing websites through IDX or whether a more tailored public-marketing strategy is used during the First Look period.

Why First Look Could Be Powerful for Washington Home Sellers

The biggest benefit, in Jeremy’s opinion, is marketing flexibility. Not every home should necessarily be marketed exactly the same way — and not every local market moves at the same pace. Consider a seller with a highly unusual property for which there are very few comparable sales. Determining the right price can be difficult. First Look may provide an opportunity to introduce that property to the brokerage community, gather market feedback and evaluate how buyers react to the price and condition before proceeding with the full Active launch. Another seller might want to begin generating interest while completing painting, landscaping, staging, photography or other preparations. What Does First Look Mean for Home Buyers?

This is where having a strong relationship with your buyer’s broker could become even more important.

Because sellers can choose how a First Look property is distributed publicly, a First Look listing may not necessarily appear on every consumer real estate website where a buyer normally searches for homes. However, the property is available to NWMLS member brokers.

That means your broker may be able to identify a First Look property matching your criteria even when you haven’t encountered that property through your usual public home-search website.

First Look and Washington’s New Open-Market Requirements

Washington enacted legislation establishing new requirements concerning how residential real estate listings are made available to the brokerage community. Those changes are an important reason the distinction between First Look and a truly private or brokerage-exclusive listing matters.

First Look provides sellers with marketing flexibility, but it does so while keeping the property accessible to the broader NWMLS brokerage community. In other words, seller choice and marketplace access now have to coexist.

First Look and Fair Housing

Brokers and sellers should remain mindful of federal and Washington fair housing laws whenever deciding how a property will be marketed. Marketing strategy should never become a mechanism for unlawfully excluding or discriminating against protected classes of buyers.

The introduction of First Look creates additional marketing choices. With those choices comes a responsibility for real estate professionals to understand the rules and help sellers make lawful, informed decisions.

The question shouldn’t simply be, “Can we use First Look?” The better question is: “Does First Look help us accomplish the specific goals we have for this property?”
