If you are selling a detached single-family home in North Seattle, this is a market that calls for a close look at pricing. Buyers have more choices, and the last seven days show plenty of sellers adjusting their expectations. Here is what I am seeing.

What these numbers say to me
Forty-two new listings arrived while 26 went pending. Another 25 listings had price reductions, and 14 were cancelled. That combination suggests sellers are meeting more resistance than they may have expected. It also means buyers can compare homes and negotiate with more confidence, especially when a property has been sitting or has already had a price adjustment.
You can add the activity categories to get 97 listing events on the supply or adjustment side and 40 pending or sold events. But those are events, not unique homes or a share of inventory. A listing can appear in more than one category, and the 14 sales may have gone under contract before this seven-day window. The useful comparison here is the direction of activity, not a conversion percentage.
In August, North Seattle had 2.9 months of inventory, up from July, according to the market figures I am using for this update. I would not be surprised to see that number rise again when September's figures are released, but we need the completed month to know.
Mortgage rates are part of the equation
Financing is putting more pressure on affordability. On September 16, the Federal Open Market Committee raised its federal funds target range by a quarter point to 3.75% to 4.00%. That policy rate is not a mortgage rate, but the broader bond market matters for home loans. Where buyers and sellers can act
For buyers, the opportunity is in the details. We have negotiated seller concessions in almost every deal for our buyers since the beginning of the year. That does not mean every seller will say yes, but it is a good reason to look beyond the asking price and discuss closing costs, repairs and terms with your agent and lender.
For sellers, the first impression and the first price still matter. With more competition and more reductions, a home that launches too high can lose momentum. I would rather look honestly at the current competition and build a plan around the home you actually have than rely on what a neighbor sold for in a different market.

Twenty-five listings reduced their asking price during this week. That is evidence of sellers adjusting list prices, not proof that every closed-sale price across North Seattle has fallen. A month-over-month price trend requires comparable closed-sale data.
